• Abolition of Section 21 “no-fault” evictions
• All tenancies to become periodic (rolling)
• Tenants gain the right to request pets—landlords must not unreasonably refuse
• Mandatory registration on the national Property Portal
• Limits on rent increases and a ban on bidding wars
• Enforcement of the Decent Homes Standard in private rentals
Implementation is expected in early 2026, with a 6–12 month lead-in period. However, landlords can still serve notices under current rules until the law takes effect.
