Holding Deposit

One Week’s Rent

This payment is intended to reserve the property.

Please be aware: This deposit may be retained if any prospective tenant or guarantor withdraws, fails Right to Rent checks, provides materially false information, or does not complete agreements within 15 calendar days or agreed deadline.

Application of Holding Deposit Toward Security Deposit

N/A

Once the tenancy is agreed and all checks are passed, the holding deposit will be deducted from the total security deposit payable, reducing the remaining balance due before move‑in.

This does not increase the total amount charged; it simply offsets part of the security deposit already owed.

Five Weeks’ Rent

For rent under £50,000 per year

Covers damages or defaults by the tenant during the tenancy.

Security Deposit

Six Weeks’ Rent

For rent of £50,000 or over per year

Covers damages or defaults by the tenant during the tenancy.

Tenancy Changes & Variations

Variation of Contract

£60 (inc. VAT)

Per agreed variation – Tenant’s Request

Covers costs for landlord instructions and preparation of new legal documents.

Change of Sharer

£60 (inc. VAT)

Per replacement tenant – Tenant’s Request

Covers landlord instructions, tenant referencing, Right-to-Rent checks, deposit registration, and preparation of new legal documents.

Additional Charges

Lost Key(s) or Security Device(s)

Actual Cost

Tenants cover the actual cost of replacing lost keys or security devices.

If a lock change is needed, associated expenses (locksmith, new lock, replacement keys) apply.

Additional Time: Extra time billed at £20/hour (including VAT) if required.

Unpaid Rent

3% + Base Rate

Interest at 3% above the Bank of England Base Rate from due date until paid for non-payment of rent.

Please Note: Applies only if rent is more than 14 days in arrears.

Early Termination

Reasonable Costs

Tenant’s Request

If ending tenancy early, tenant covers landlord’s reasonable re-letting costs plus rent until new tenancy starts.

Cost Limit: Will not exceed remaining rent owed under original tenancy.
