The clock is ticking—Making Tax Digital (MTD) is officially arriving for landlords in just over a year.

From 6 April 2026, the way you manage rental income is changing forever. HMRC’s wider initiative to modernise the UK tax system means that the traditional annual Self Assessment is being phased out for a more frequent, digital-first approach.

What’s Changing and When

April 2026: The £50k Threshold

Landlords with annual property and/or self-employment income over £50,000 must transition to MTD rules.

April 2027: The £30k Expansion

The rollout expands to those earning more than £30,000 in qualifying income.

April 2028: £20,000 and over

MTD applies to individuals with qualifying income over £20,000 (based on their 2026–27 tax year income).
